We put ourselves in the owner’s shoes. We screen for long-term tenants because the biggest expense for the owner is vacancy and turnover. Focusing on long -term rentals is a win-win for both the owner and the resident. The resident wins by being able to put down some roots and make a home for themselves. The owner wins by avoiding a vacancy which can cost thousands in lost rent and renovation/make-ready repairs.
Receiving rents ON-TIME is essential to our management program so that owners receive their rent on schedule. We understand that owners have expenses, like taxes, insurance, and even mortgage payments. We know that collecting rent on time is critical. After all, property owners are not made of money, right?
We have an impressive on-time payment record. To achieve these results, we are very selective and share expectations with the tenants in advance… before they move in. There are no shortcuts to this critical process. We enjoy the good relationships we have with our residents which is based on mutual respect and a "team" philosophy (not your typical adversarial landlord-tenant relationship).
Our management system is designed with incentives to motivate tenants to pay their rent on-time. With rents due on the first day of the month, we are able to electronically transfer rents to owners on the 10th day of the month, without delays.
We take property maintenance seriously because we want the property protected and the tenant happy. Tenant’s move and cause the owner a vacancy 37% of the time, due to maintenance issues not being resolved. We have 24-hour maintenance service and have established a very efficient maintenance procedure where calls are resolved quickly at a reasonable cost. Tenants submit maintenance requests online which generates a work order in our system. Owners are alerted of maintenance calls on their property, in real time, so there are no surprises. Preferred pricing that we receive from our vendors saves owners money.
One of the biggest complaints we hear about from owners who contact us to manage their property is the lack of communication with their current property manager, especially when there is a vacancy or repair cost.
Under our maintenance program, owners are notified when a maintenance issue has been assigned to a vendor, scheduled and completed. We go the extra mile on this so that our owners will know about a maintenance cost in advance and won’t be surprised when the costs are deducted from their rental income.
When a property becomes vacant, we communicate the status with you every week until we have it rented.

We understand how costly a vacancy is and treat them with a sense of urgency, to limit vacancy expense. When leasing-up property, we use creative marketing strategies designed to get property rented to a responsible resident, so rents come in ON-TIME.
We use a combination of signs, websites, internet ads, pictures, videos and our amazing 3D virtual tours that makes properties stand out from the competition. Our system attracts a large applicant pool which allows us to select a responsible tenant as quickly as possible.
We found that an important part of marketing rental homes are virtual tours, which are not widely used by other property management companies. The virtual tours we use are not your typical virtual tour (the camera alone costs thousands of dollars). Our virtual tours are so real it is as if you are actually walking through the home.
This enables a prospective tenant to immediately see the inside of the property and apply immediately from the comfort of their own home. While other landlords are trying to schedule showings, we are receiving applications. We don’t charge an additional fee for this because it reduces the time the property is on the market, which save us time and makes the owner more money by reducing lost rent.

If a good property management system is in place, high fees and commissions should not be necessary. Why? Because with a well-run management system, the time and aggravation to manage property effectively is greatly reduced.
Our management program is specifically designed to have tenants pay on-time, take care of the property, get along with the neighbors, and stay a long time. We understand that owners are sick and tired of being nickeled and dimed to death by many property management companies.
Because our management program is efficient, we rarely have to chase down rents, so it takes us less time to manage tenants. The result is reduced management fees for owners.
The big expense in rental real estate is vacancy and turnover, not management fees. A company who can reduce vacancy is worth their weight in gold.
All of our guarantees are at no out-of-pocket cost to the owner. Our valuable guarantees are an additional benefit and are as follows.
Our goal is to acquire tenants who will stay a long time and make a home for themselves. But we know that sometimes life does not go as planned. It’s rare, but if a resident were to have a change in life and move within a year, we would find a replacement tenant for the home and not charge the owner a lease fee. We don’t think it is fair to charge an owner another lease fee if a tenant vacates within twelve months.
A resident who has to move within a year is not a good scenario for anyone, especially the owner. We want to find a replacement resident as soon as possible to have the property perform well. The only exception to this warranty is if a member of the military receives orders to relocate.
Pet Damage Warranty
Tenants with pets make up over 50% of the rental market. That said, it may take longer to rent a home with a no pet policy. To make owners feel more at ease in allowing pets, we thoroughly screen all pets and offer a Pet Damage Warranty. In the event of pet damage, we promise to pay for pet damage that exceeds the tenant’s security deposit (up to $1,000.00).
Service and/or emotional support animals are not considered pets and are exempt from this warranty.
No Eviction Warranty
We offer owners of single-family homes our No Eviction Warranty for a worry-free investment.
A traditional property manager typically has no financial risk in renting out the owner’s property. So, if there is an eviction, the owner is the one who suffers the financial loss of paying expensive attorney’s fees. Because of this, the traditional manager may not be very selective in choosing a responsible tenant.
We have changed all that with our No Eviction Warranty. In the event of an eviction, we promise to pay the attorney fees to file the eviction. By offering the No Eviction Warranty, House2home Properties has “skin-in-the-game” so screening for the best tenant is paramount. We have developed a copyrighted screening tool that selects the best applicants without discriminating against Fair Housing protected classes.
The No Eviction Warranty gives property owners peace-of-mind and assurance that their rental payments will be received each month, without excuses or delays. And best of all, our No Eviction Warranty is offered at no out-of-pocket cost to the owner.
Hiring a new property manager can be stressful. You may wonder, am I making the right decision? Is my property going to sit vacant? We understand that.
That’s why we promise that if your property is vacant without a qualified tenant secured, you can cancel our agreement with no cancelation fee and no questions asked. We want you to be reassured that you’ve made the right decision in trusting us to manage your property.
We electronically store all receipts and paid invoices. No matter how long ago the invoice was paid, we can produce a copy of the paid invoice for you in just minutes. This is a valuable benefit should you ever need to produce a receipt for tax purposes.
This is a big concern that we hear from owners. With all the horror stories of tenants destroying property, many owners are reluctant to rent out their house. Although no one can guarantee that a tenant will not damage a property, we have a very thorough screening process to help ensure that a bad tenant will be someone else’s horror story.
We are very selective in who we put in the homes we manage. Simply put, we want the best tenants who have the required move-in funds and will take care and value the house and make it a home.
How do we do this? Screening for a responsible tenant with the right moral code is absolutely key! We run background checks, criminal checks, employment checks, rental history checks, credit checks, plus a few other screening criteria that has taken years to develop.
We do not illegally discriminate against any protected class. We have developed a thorough screening process that applicants must pass to qualify for "best of the best" status in order for them to move in and get the "keys to the castle".
Yes. If we did not offer so much value, we would be more profitable. However, our goal is not to be the most profitable property management company, it is to be the best property management company that offers the best value. By giving owners more that they expect, we can be their best solution, while still being profitable.
We are not the cheapest and definitely not the most expensive, but we provide the most value and get the job done. For example, many property managers charge 75% to a full month’s rent for a lease fee. We do not. Our pricing is structured to give the owner more cash flow by reducing vacancy and turnover. Property management is a nickel and dime business. To be profitable, we are efficient and keep properties rented.
We keep fees as low as possible and believe that for all we offer, we have the lowest rates you will find for a professional management company. We don’t charge junk fees like set-up fees, computer fees, and management fees when a property is vacant. These junk fees just rob the property of cash flow. We believe in total transparency, so our fees are listed below.
Monthly Management Fee: The monthly management fee is 10% of the rent collected ($100 minimum). If rent is not received this fee is not due. Note: If we manage more than one of your properties, this fee drops to 9% for all of your properties.
Reason For This Fee: We charge this fee for the day-to-day management of the property and the tenants.
Lease Fee: An additional one-time lease-up fee of 50% of the first month’s rent to place a new tenant in your property ($600 minimum).
Reason For This Fee: A considerable amount of time and expense goes into getting a property rented. This fee is for the expense and work it takes in marketing your property, producing videos and virtual tours, screening applications, scheduling property showings, securing a tenant, preparing a lease, meeting with tenants and collecting funds, etc. (Property managers charge up to a full month’s rent as a lease fee, we want to offer the lowest rate to save you as much as possible.)
Renewal Fee: This is an additional fee of 15% to renew the annual lease and keep the tenant in your property.
Reason For This Fee: This fee is for the work it takes to renew and retain a tenant including surveying the market for a rent increase, preparing the renewal lease and getting ALL tenants in the property to sign the lease (which is not so easy). We don’t use an addendum for renewing tenants, we create a brand new lease for ALL tenants to sign.
Inspections: An inspection fee of $99 will be charged to inspect and document the condition of the property at the time a tenant takes possession, or vacates a property.
Reason For This Fee: This is for the work and additional expense it takes to properly inspect and document the condition of the property. Due to court decisions, no longer is it advisable to simply walk through the property with a new tenant and jot down the property’s condition on a form. We invested in special software and cameras to properly inspect the property which produces the necessary documentation with time-stamped pictures and video links. This solves the problem when tenants say “that was like that when we moved in”. You will also be emailed the complete inspection report.
Appearances: In the unlikely event that we need to go to court or attend hearings, a $200 fee will be charged to compensate for the time involved. These appearances are extremely rare.
Reason For This Fee: This is for the time involved in attending hearings. Again, these appearances are extremely rare.
Utilities Coordination: $25 per occurrence will be charged for House2home Properties to turn on and off water and electric utilities.
Reason For This Fee: This is for the time it takes to turn on and off utility services with the utility companies who have frustrating hold times and for paying utility deposits.
Maintenance Coordination: A reasonable 5% service charge will be added to the vendor’s invoice amount. This charge will not exceed $100 for maintenance calls requested by tenants. (Note: the discounted rates that we receive from our vendors helps recover this charge.)
Reason For This Fee: This is for the work, additional insurance and expense it takes to act as a general contractor and resolve tenant maintenance problems, This includes dispatching vendors, paying and scanning invoices, seeing that the repair has been resolved, performing after-hour emergency service to protect your property, carrying the necessary liability insurance and issuing 1099 IRS forms. (Note: We offer 24/7/365 maintenance service for property repairs and have invested in special maintenance software. Maintenance is the number one reason that tenants move, so providing good maintenance service is extremely important. Coordinating maintenance and dealing with contractors is a lot like acting as a general contractor. As soon as we assign a vendor a repair, House2home Properties immediately takes on liability just like a general contractor and requires additional insurance.)
Co-Brokerage Commission: In addition to marketing properties on several internet rental sites, we also list all properties on the MLS for maximum exposure. In the event that a Broker brings us a qualified tenant, House2home Properties will pay 100% of the co-brokerage commission owed to the Broker (which is a few hundred dollars). The owner is only charged a small $75 fee for processing the co-brokerage commission which includes completing the proper forms, processing commission checks and sending 1099 tax forms.
