Below are our property condition standards for placing a home on the market for rent.

  • Fresh paint. At least one coat of paint with no mismatch touchup, patches or streaks. Paint the entire wall or not at all.
  • All doors and windows working properly. Should open & close smoothly.
  • Doorstops installed on all doors.
  • Front door exterior side should be freshly painted or not show wear.
  • All locks must have keys and two garage remotes (if there is an opener).
  • Locks must be rekeyed before a new resident moves in, after showing the property.
  • Windows must have blinds and screens.
  • Back sliding door must have vertical blinds or drapes.
  • All mechanical systems need to be working as designed. (Lights, fans, blinds, garbage disposal, ice makers, etc.)
  • Light fixtures must have globes or covers.
  • All light bulbs must be working. Bath fixture bulbs must all match.
  • No visible rust on sinks, fixtures, appliances, etc.
  • Bathroom caulking must be fresh and free of any mildew.
  • All smoke/carbon monoxide detectors working and not expired (ten years max.).
    • One smoke detector should be in each bedroom near the doorway.
    • One smoke detector needs to be outside a bedroom within 16’ from a bedroom.
    • One smoke detector needs to be at the base and top of a stairway.
    • One CO detector (use combo detector) is required if there is an attached garage, fireplace or gas appliances. No CO detectors in the garage because it will constantly go off.
    • No smoke detectors in kitchen or bathrooms.
  • Professionally cleaned to ‘Hotel Room Clean’.
  • Carpet professionally cleaned.
  • Garage floor swept.
  • No personal property or items in the unit. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispenser, pictures, etc.
  • No lawn equipment including mowers, tools, etc.
  • No fence damage and free of mildew.
  • Lawn cut & edged.
  • Landscaping fresh and clean with no dead prawns.
  • No exterior debris.
  • If you provide it, you must maintain it.
