Okay, so I got a call from a landlord with a situation he was facing. He was managing the property himself and had a tenant who stopped paying rent and wasn’t sure what to do next. Unfortunately, this landlord ended up evicting this tenant.

I went to see this house, so in this video you’re going to see what an actual eviction looks like, and it’s a pretty bad one. As you will soon see, this house was trashed with a lot of damage.

So how can this be avoided or at least lower the risk of this happening?

First, screen carefully. Verify the applicant’s income, residence history and credit. And most importantly, look for application fraud. Bad tenants, like the one this landlord had, will not be honest on their application and will try and trick you, so you must be good at spotting application fraud. It’s critical.

Landlords can also protect themselves by requiring tenants to have renters’ insurance. If you required the proper renter’s insurance, you can submit a claim to pay for all the tenant damage. Another way landlords can protect themselves is simply having us manage your property. We’re experienced in property management where evictions are extremely rare.

Okay, so let’s check out the video of this eviction. You’re going to see the house torn up, filled with junk, and a fairly new kitchen destroyed.

Okay, this was a good example of every landlord’s nightmare. The landlord who was managing this property told me the kitchen was brand new when this tenant moved in, and unfortunately, the kitchen was not savable and to be gutted with new cabinets, granite and appliances installed again.

The lesson here is if you want to avoid nightmare tenants, screen applications thoroughly and get good at spotting application fraud. Evictions are extremely rare with us and should be for you too.
